33% More Shepperton Homes For Sale Than 3 Years Ago

The Shepperton property market has changed noticeably over the past three years. Buyers now have far more choice with a 33.9% increase in the homes for sale, while sellers face a very different level of competition from their neighbours. That does not mean Shepperton homes are not selling, but it does mean buyers can afford to be more selective.

Supply Side of the UK, Regional and Shepperton Property Market

Let us start with the supply numbers on the 1st of September ...

·        1st Sept 2026: 213 Shepperton homes for sale

So, is this just a Shepperton thing? To answer, I need to consider what is happening regionally and nationally.
In the South East ...

  • 1st Sept 2023: 104,839 South East homes for sale
  • 1st Sept 2024: 116,024 South East homes for sale
  • 1st Sept 2025: 124,884 South East homes for sale
  • 1st Sept 2026: 126,824 South East homes for sale

A rise of 21.0%.

Next, let’s look at the national figures. There were 646,143 UK properties for sale in September 2023, compared with 710k in September 2024, 736k in September 2025 and 743k in September 2026. 

Yet the number of homes for sale (the supply) only tells us how much stock is sitting on estate agents’ books. It does not tell us how active the property market actually is. More Shepperton homes for sale could mean that more Shepperton homeowners are choosing to move, but it could equally mean that some Shepperton properties are taking longer to secure a buyer and are therefore accumulating on the market. To understand which is happening, we need to compare these figures with the number of properties sold subject to contract (the demand) during the same periods.

If the number of sales agreed has risen broadly in line with the growth in available homes, the market may simply be larger and busier. However, if stock has increased much faster than sales agreed, sellers are competing for a smaller share of buyer demand. That difference matters because it affects pricing, time on the market and, ultimately, a homeowner’s chance of moving. Therefore, the next question is not simply, “How many Shepperton homes are for sale?” It is, “How many Shepperton homes are actually finding buyers?”

Demand Side of the UK, Regional and Shepperton Property Market

Nationally, so far in 2026 (YTD to week 36), 874,000 UK homes have been sold subject to contract. That is 7.3% lower than at the same point in 2025 and 1.6% behind 2024. However, activity remains 11% ahead of 2023 and 5.3% above the pre-Covid average for 2017 to 2019. The ten-year average at this point of the year is 880,000 sales, placing 2026 just 0.7% behind the longer-term norm.

The regional picture tells a remarkably consistent story. South East property sales agreed in August 2026 were 10.2% higher than 2023, yet 7.7% lower than 2024 and 7.3% lower than 2025. In other words, the market is healthier than three years ago, but it remains slower than during the previous two years.

·        August 2024: 21 Shepperton homes SSTC
·        August 2025: 23 Shepperton homes SSTC
·        August 2026: 41 Shepperton homes SSTC (a rise of 421% over 2023)

So, the number of homes for sale (supply) in Shepperton is 33.9% higher (as mentioned at the start of this article), whilst demand has seen an increase of 421% in residential sales (a big percentage as we are looking at relatively small numbers).

The Shepperton property market is not short of buyers. More homes are selling than three years ago, and achieved prices have broadly held firm. The challenge for Shepperton home sellers is that the number of competing properties has also risen. In other words, demand has improved, but supply has grown as well. That gives buyers greater choice and makes them less likely to compromise. A home that appears overpriced, poorly presented or difficult to view can quickly be overlooked in favour of something better. This is why sensible pricing matters so much. Putting a property on the market does not guarantee a move.

Nationally, the odds are only slightly better than one in two.
