Whether you or buying, selling or both! Here are 6 things to think about when searching for your next home or showcasing your current one.

Since the easing of lockdown and the introduction in England of the stamp duty holiday on the first £500,000 of property sales, we have been as busy as ever.

With plenty of buyers and sellers contacting us daily, here are tips for both, when buying and/or selling.

Look beyond what is in front of you - Buyers
If you don’t like the current owners tastes or styles, it doesn’t matter. Don’t be put off by someone else’s taste in décor.
Look how the property flows, can you change how it flows if need be? We have seen the removal of a chimney breast to create a hallway in a recent sale!
When on a viewing feel free to ask if there is any planning history.

Get the lighting right - Sellers
Light is important to get the most enjoyment from a room. It also adds to the ‘feel’ of the property. Always look for ways to maximise the light around the home.

What have the neighbours done? Buyers & Sellers
Looking at neighbouring properties in the street is a great way to get ideas on how to extend. Some of the property portals will show previous sales with photos and floor plans and the local council’s website will have a planning section where you can view planning applications of neighbouring properties.

Outside space – Buyers & Sellers
We have seen some fantastic examples of properties with very little boundary between inside and outside. Floor to ceiling glass doors leading on to the garden and/or the use of a separate garden room are big plus points for many people. With the ability to work from home, workout from, or simply entertain from home, garden rooms can offer versatile extra square footage.

Where does the garden face? – Buyers & Sellers
South-facing gardens are always sought after, but if you’re at work all day and only get to enjoy the garden in the evening, then perhaps west-facing might be more suitable. Go for an east-facing property if you enjoy your morning coffee in the garden.

Sustainability - Everyone
Sustainability is becoming more important in our homes. The heating and cooling of a property is very important. Solar panels, air source heat pumps, all help reduce running costs. Another consideration is charging points for cars, as electric cars become more and more popular.
