Should I find a property to buy before I market my home?

You have deiced to move home, what do you do first?

This is 'THE' question we are constantly asked. Funny enough, I think everyone knows the answer, they just want to air their concerns and talk through possible scenarios. That is what we are here for.

Let's cut to the chase, if you have decided you want to move home, then begin the process to market your property. Invite some local agents round for their recommendations on marketing, choose an agent (hopefully us), organise the photography, floor plans etc. You will no doubt already have looked online for your next home, by all means keep doing that. We want you to be in the strongest position possible for when you find your dream home. Ideally, you can go out viewing, with a buyer in place on your property. In this scenario you have a significantly better chance of having your offer accepted.

Alternatively, you view a home, it's perfect, you love it. You submit an offer and the first thing the owner wants to know is do you have a property to sell? If so, do you have a buyer? If you don't have a buyer in place, it is highly unlikely your offer won't be accepted. The property remains on the market open to offers. You now begin the process of inviting Estate agents to your property, then arranging the marketing all the while your dream home is receiving offers.

What if we receive an offer on our home and we haven't found anywhere to buy?

No problem, if the offer is acceptable, accept it. Go and view all the homes on your shortlist, telling the Estate agents you are under offer. You'll automatically be at the top of the list of buyers to call when there are new properties available. Your agent will tell your buyer from the beginning that you need to find a new home, so there won't be any expectations you are able to move imminently.
