'We were abroad and had to sell our home in Shepperton'

This week's interview is with a vendor that had to sell their Shepperton home from abroad. They needed an agent that could take care of every detail and communicate promptly. Read the article to see how Newboulds & Co helped.

Our vendor lived abroad and had their Shepperton home rented out. As they were not in the UK, they could not visit the property during the tenancy or check the property once the tenant had vacated. They needed confirmation on how the property was left and if any items remained. This was all on top of the usual process of selling a property.

Below is from our vendor on how it all went:

"David at Newboulds & Co helped us to sell our house in Shepperton under very challenging circumstances. Not only was it during the COVID pandemic but we were living abroad.

David was prompt and realistic when giving us a valuation and gave valuable feedback. This in turn meant that when we put our house on the market it had a great deal of interest and we could choose the most secure buyer - something that was very important to us given our circumstances and need for a quick (but also not 'cheap') sale.

David went over and above in his role to ensure viewings could take place.... working around constraints imposed when our tenants had to self-isolate.

Once our tenants had moved out David was always on hand to ensure the property was secure, emptied efficiently and meter readings taken. He always responded to emails and phone calls promptly.

The good natured attitude of David and all the staff at Newboulds & Co meant that we always felt comfortable asking many questions and always felt our concerns were taken seriously.

In short our experience of selling a house with Newboulds & Co has been very positive and we would not hesitate to use them again or recommend them to anyone. Thank you to David and all the staff at Newboulds & Co."

The Renters' Rights Act 2025, having received Royal Assent on 27 October 2025, signifies a pivotal shift in the private rented sector. With most provisions effective from 1 May 2026, it's crucial for landlords to understand and prepare for these changes now, ensuring compliance and continued success.

Many Shepperton rental problems do not start with bad landlords or difficult tenants. In Shepperton, as in many towns and villages across the country, they usually start with good intentions and silence. Silence about rent reviews. Silence about maintenance. Silence about what happens when life changes.

The Renters' Rights Act 2025 introduces significant changes for landlords, extending beyond Section 21. Part 3 establishes a national Private Rented Sector (PRS) Database and mandatory Landlord Ombudsman, fundamentally reshaping accountability and dispute resolution. Let's explore what these developments mean for you and your property investments.

After a subdued end to 2025, the first quarter of 2026 has quietly rebuilt confidence in the housing market. March may be the strategic launch point sellers have been waiting for.
